When choosing your Indianapolis real estate, you may want to consider the foundation on which your home is built. In Indianapolis, the issue of the water table is one that many homeowners on the north side of town have to deal with. In fact, many homes north of the Broadripple area tend to have very little in terms of basements altogether. When choosing your home in the Indianapolis real estate market, keep in mind that you have several options concerning the quality of your homes base.
First, your home may have a basement. Again, it’s generally the north side that has trouble with basements, so if you purchase an older home or one towards the south side, you should be generally fine. The Indianapolis real estate offers many homes that have functional basements, however not all of them are going to offer the same amenities.
Basements can be finished or unfinished, however when shopping on the Indianapolis real estate market, you will rarely find a finished basement. This is because of the high amount of flooding that can occur in the Spring months. Many owners of homes have found that their basements often require one or two water pumps to keep them dry, and the high levels of Indiana humidity in the summer tend to leave most basements swimming in mildew and mold.
A second type of foundation option on the Indianapolis real estate market is the crawl space. Crawl spaces provide a layer of protection between your home and the ground, and can be handy if you are in an area with frequent rains or mild flooding. Also, crawl spaces provide easy access to items like pipes and HVAC vent systems. However, your crawl space can provide just as many problems as it does conveniences.
One major problem with crawl spaces on homes in the Indianapolis real estate market is that they often times fill with mold. It is very easy for crawl spaces to flood, and when they do that water vapor tends to build and condense into mildew and other harmful fungus. This can affect the quality of living in your home, as well as damage the wooden frame of your home. Also, your crawl space can become home to animals that burrow or need shelter. The last thing you want as a homeowner is a group of noisy raccoons living under your home, especially if you have children that play outside.
If you shop to the north of the Indianapolis real estate market, or look in any of the newer housing developments you will find a growing number of homes built on a slab. Slabs are nice because they are able to block water or cold weather under your home. They also are able to hold heat better than a crawl space or basement. The downside is a lack of storage, and if you need to replace anything in terms of pipes or wiring it can prove to be a problem, but overall they allow for a more level and better heated home.
When shopping the Indianapolis real estate market, you have many choice to consider, and the foundation of your home is just one of many. Take your time, do your homework and make sure you have a home that you feel comfortable with.
